The Many Uses of Articles in Your Newspaper's Real Estate Section
Articles in the Real Estate section of my local newspaper would have to be the number one way I have educated myself about real estate over the years.
You might think the real estate section is geared more towards the buyer or the seller, and not so much the investor, but knowing the fundamentals of buying a home or selling a home is critical to the success of an investor. Learning everything you can about how each of these processes works will help you to be a successful investor over time. In addition, the articles in the real estate section cover some of the following items:
Open Houses - What better way to get to know an area that to attend open houses. Travel to any area in the country, pick up the Sunday newspaper, look in the price range and type of property category you want to purchase in, and you can receive a very quick education in the field in no time. Besides learning about market and pricing trends by attending open houses, I also like to chat with the real estate agents and find out what they think the market is like, how did they arrive at the selling price, why is the seller selling, what is the area like. People love to talk, and especially agents if they think you're a serious prospect. Just ask a question and stop talking, and you will learn more in one afternoon attending open houses than you ever could searching online.
Expert Articles are also very informative. Most areas have a real estate or financial expert who writes a weekly column on some topic. After reading these, you can cut out the ones you think you might need to refer to later and start a reference book of your own. You'd be surprised how handy this can come in later.
Classifieds - Besides seeing what's for sale, the classified are great training for identifying motivated sellers. Learn how to spot them. As we will talk about in the Strategies section of this website, sellers who are eager to sell will become your best friend. Learn to look for the language now so when you're ready to purchase, they can be the people you target first.
Home Improvement - Home improvement can help you with strategies for flipping a house, staging a house for sale, or simply keeping a house in top shape while you own it. Usually there are seasonal articles so you don't forget to ask your property manager if much needed maintenance is occurring at your properties. Also, home inspection topics are covered here as well.
Comparables - Most importantly, most real estate sections list the most recent sold properties. This will help you keep up with the values in target areas and understand if there are any currently listed properties either over priced (in which case you can use the comparables as ammunition for making a low bid), or under priced (in which case you should be rushing to make an offer).
The cost of a Sunday only subscription to your local newspaper is nominal when you compare it to the wealth of information you can get from the Real Estate Articles.
