"Say Yes to Wealth, Build Wealth Through Foreclosures" by Bob McManus is a soup to nuts book for people interested in making foreclosures their primary Buying Method.

I was first introduced to Mr. McManus at a speaking engagement I attended in 2007, and was immediately impressed by his down-to-earth persona and speaking style.

Yes, he was there to try to get attendees to sign up for his two day foreclosure seminar, but he packed so much information into the one hour that I definitely didn't feel like I wasted my time. And it was not a hard sell approach at all.

In the end, most of the room opted not to sign up for the seminar, and I attribute that to Bob's honesty about how challenging this method can be. But we all walked away with a free copy of his book, and in the end, I felt it was an excellent read.

In "Say Yes to Wealth," you will be given a Step-by-Step guide teaching you how to invest in PRE-foreclosure homes. Topics covered are:

- Understanding the Seller's mindset and how the entire process works.

- How to find people in pre-foreclosure, and a wonderful 30, 60 and 90 day time line marketing ideas.

- Learning to structure the deal, tools and forms needed, and a great bonus section on short sales & discounting notes!

- Defining your exit plan after you own the property and mistakes to avoid.

The only possible negative to this book is that Bob mostly operates in California, so the examples can be somewhat slanted to that state, but he has a wonderful state-by-state table at the back of the book so you can take what he teaches and apply it to your state's rules and regulations quite easily.

If you want to learn the fundamentals of purchasing pre-foreclosures, then this book is a great starting place.
